Open ground means wind damage
Manhattan sits on the west end of the valley with farmland in every direction. There's nothing to break the wind, so the failures we see most are along edges and ridges: lifted or creased shingles, blown ridge cap, and loose exposed-fastener metal panels on shops and outbuildings where the screws and gaskets have aged out.

A lot of Manhattan properties have more roof out back than on the house. We repair ribbed metal on shops and barns, re-screw panels that have backed out, and seal seams and transitions. If a building is far enough gone that patching is throwing money at it, we'll tell you and price a re-cover instead.
