How we fix it
Most skylight leaks come down to resealing or replacing the flashing around the frame, and repairing any shingles or underlayment nearby that let water in. If the skylight unit itself is old or damaged, we'll tell you honestly whether it's worth repairing or replacing — and give you a written bid either way.

Is it the skylight or the roof around it?+
Almost always the roof around it — flashing, seals, or nearby shingles. The glass unit itself rarely fails. We'll confirm which one it is before quoting a fix.
Why does the leak show up far from the skylight?+
Water runs along the frame and then down rafters before it drips. The ceiling stain is usually downhill from where the water actually got in. That's why a visual-only diagnosis from inside doesn't cut it.
Could it just be condensation?+
Yes, and we see it a lot in Bozeman winters. Warm indoor air hits cold glass and drips. The fix is ventilation, not flashing. We'll tell you which one you've got before charging for the wrong repair.
Do I need to replace the whole skylight?+
Usually no. If the unit is sound, we reseal or reflash. If it's old, fogged, or the frame is shot, we'll give you a written bid for both repair and replacement so you can decide.
