How long does a flat roof membrane last?+
TPO and EPDM membranes last 20–30 years when installed correctly. Modified bitumen tends to run 15–20. Montana's UV and freeze-thaw cycles wear them a little faster than milder climates, so maintenance matters.
Can you patch a flat roof, or does it always need replacement?+
Depends on the age and the condition. Small seam separations, punctures, and isolated blisters can usually be patched. If the membrane is brittle, heavily alligatored, or leaking in multiple spots, replacement is usually the smarter spend.
Why is water pooling on my flat roof?+
Ponding usually means the roof deck has settled slightly, drains are clogged, or the membrane is sagging and holding water. We'll check the slope, the drains, and the membrane to figure out the real cause.
