- Shingle condition — granule loss, cracking, curling, wind lift, hail bruising
- Flashing at chimneys, skylights, sidewalls, valleys, and pipe boots
- Eaves and gutter line for ice dam history and damage
- Ventilation — intake at the soffit, exhaust at the ridge
- Decking condition where it's visible or detectable underfoot
- Attic side, when access is available, for staining and moisture
What you get afterward
An emailed report with the photos, written in plain English rather than roofing jargon, telling you what's wrong, what isn't, and how much life is realistically left. If a repair makes sense, you get a repair price. If the roof is finished, you get a written line-itemed replacement bid you can take to any other Bozeman roofer and compare directly. If the roof is fine, you get told it's fine — that happens more often than people expect.
When to get one
After any significant hail or wind event, before buying or selling a home in the valley, when a ceiling stain appears, before an insurance claim deadline, or simply if your roof is 15-plus years old and you've never had eyes on it. Insurance carriers in Montana generally hold you to a limited window after a storm, so documentation early is worth a lot.
Drone or on-roof?
Both, depending on pitch, snow, and safety. Steep foothills roofs and metal in winter get flown; most asphalt gets walked, because you learn things underfoot — soft decking, brittle mat — that a camera can't show you.
